Generally, in the Denver market, a home sale includes the oven, range, built-in microwave, refrigerator, dishwasher, window treatments, light fixtures, air conditioning units, and anything that is attached to the home. Sometimes the sellers will state that they plan to include the washer and dryer or other items but they may be negotiated as part of the deal.
Staging items and sellers' personal items including furniture, are almost always excluded from the sale. Some sellers specifically exclude freezers, second refrigerators, or other items.
Properties that are used as vacation homes or short term rentals sometimes do include the contents of the home. The sale of furniture or other personal property should be negotiated and sold in a separate Bill of Sale document.
It's possible to get creative in the negotiation process with inclusions. If the seller is pushing for a higher price, a buyer may want to ask for additional items to be included to make it more of a win-win.
Refer to the MLS listing to see what is listed as Inclusions and Exclusions to understand what the seller has initially planned to include or remove. To avoid any confusion on what you are expecting to get, your agent should spell out the specific items that are included and excluded in the appropriate areas of the contract.
