As a real estate agent who represents both buyers and sellers in the Denver area, it’s an important part of my job to tour homes on the market on a regular basis. This allows me to understand more about the neighborhoods, stay in tune with market trends, and see what finishes and amenities are in demand. Lately, I’ve been touring quite a few homes listed at $1.5 Million and up, and I've noticed several trends that make a home feel current and luxurious.
While a lot of square footage and prime location can cause an otherwise “average” home to be expensive, luxury is delivered in the details and elevates a space to a home that feels thoughtfully designed and worthy of a higher price tag. Many of these finishes can even be implemented to some degree in homes of almost all price points.
- Natural wood grain - whether in cabinets, feature walls, doors, support beams, siding or even tongue and groove ceilings, wood really warms up a home and makes it feel cozy and grounded.
- Designer lighting - a well-designed lighting plan that includes plenty of functional lights as well as some striking statement fixtures can make a big impact on a space.
- Mixed metal finishes - homeowners aren’t sticking to just one finish; black metal light fixtures can be paired with brushed gold cabinet pulls and stainless steel appliances.
- Floating stairs - a thick wood tread paired with a metal railing creates almost a sculptural piece of artwork and keeps the space light and open (note that these may not be the best option for homes with small children and pets).
- Smooth or skip trowel drywall finishes - either a level-5 smooth drywall finish or a faux-plaster skip trowel finish makes the whole home feel more refined.
- Artificial lawns - more and more homeowners seem to be opting for water-friendly and low maintenance options like synthetic lawns.
- Multiple beverage centers - from wine fridges, coffee stations, roof deck bars, basement kitchenettes, there are often many hydration stations throughout higher end homes making entertaining effortless.
- Textures in tile - tile manufacturers have come out with some unique concepts in tile textures that make a bathroom or kitchen feel curated.
- Wallpaper and accent walls - wallpaper or bold accent walls can add a dramatic touch especially in powder rooms or other unexpected spaces.
